38C is a mixed-use development designed by Interlandi Mantesso Architects and set in the heart of leafy Hawthorn East. The site has a unique shape and orientation with over 120 metres of street frontage, allowing excellent solar access and cross ventilation.

The building is positioned minutes from Camberwell Junction, Glenferrie Road and Auburn Road and provides easy access to public transport with rail, tram and bus connections a short stroll away.

38C is situated on a prominent corner that interfaces with three very different streetscapes. The challenge for Perri Projects and Interlandi Mantesso Architects was to create a building that respectfully integrates with the streetscape in each direction. Along Camberwell Road, bold concrete and steel connects with the direct street frontage including a café and retail space. The Auburn Grove façade has a townhouse aesthetic, with soft timber elements to complement the streetscape. The building’s laneway façade is of a more intimate scale.

The spaces inside are individually crafted homes with a total of 20 different floorplans to allow for a range of lifestyles. A landscaped terrace and podium with a BBQ provides a tranquil recreation area for residents to enjoy time outdoors with family and friends.

This architecturally complex development includes a range of environmentally sustainable design elements. The façade features the highest quality sustainable materials, including timber paneling, tinted glazing, metallic cladding and concrete panels, with rainwater harvested for all on-site landscaping.
